Salmon Senior Living Community - The Willows and Whitney Place

Project Description - This approved development is for an age-restricted, active adult/senior residential living community. It will consist of 54 cottage style independent living homes located in 29 buildings, a main building to include 15 cottage style independent living homes, 56 independent living apartments, 60 assisted living apartments, and 40 memory care apartments; a 3,522 sq. ft. community center pavilion; and a 11,475 sq. ft. medical office building. Site improvements will include 5,498 linear feet of privately owned roadways, sewage and water service, drainage/stormwater management facilities, 37.4 acres of dedicated open space open to the public including access to the Charles River, paved sidewalks, walking trails/paths, and associated parking and landscaping. Site access and egress will be from Village Street, a Medway Scenic Road. The open space land will be owned by the developer and is protected through a Conservation Restriction and Easement granted to the Town of Medway, acting through its Conservation Commission, for conservation and passive recreation purposes and to permit public access to the open space land, trails/pathways and parking area. 

Decision - This development was approved through an adult retirement community planned unit development (ARCPUD) special permit issued by the Medway Planning and Economic Development Board in March of 2016.  Click HERE to view that decision.

Update - June 3, 2021

  • Inspections – Certificate of Occupency obtained, including associated affidavits from designers, engineers and third-party inspectors.
  • Licenses – Restaurant license obtained, pool license expected next week, EOEA for AL & MC spaces expected next week
  • Paving/sidewalks/curbing – all work complete as of 6/3/21 except for a few minor items around the building. Heavy equipment will be demobilizing in the next few days except for 1 or 2 boom lifts for siding punchlist.
  • Landscaping – Bulk of hardscaping wrapping up this week. Parking lot for trails to be completed in June; Sod and irrigation around building done within 2 weeks.
  • Interior – Only “work to complete” consists of change order work, a couple of countertops, a small amount of floor base and some minor late arriving items
  • Punchlist – punchlist throughout the inside and outside of the building is well underway. The architect has reviewed much of the residences and is moving onto the amenity spaces. This work will go on at least through July.
  • Logistics – fencing has been removed, building is secure; work limits set in the Order of Conditions will be maintained; Salmon will no longer follow the contractor's construction restrictions, as the building is turned over to them; Salmon and Rubicon trailers will be gone by end of June.
  • Presence of workers onsite is a approximately 60. By mid June that number is expected to be about 30 and by end of June about 20. By end of July about 10.

Update – February 1, 2021

Main Building and Site

  • The second bridge will be usable for primary construction traffic by the end of the week of February 7th
  •  There will be select days in the spring when the developer will need to use Waterside Run for primary access.
  • Exterior facade work expected to be substantially complete by the end of March.
  • Final paving of all roadways and sidewalks to occur in April and May.
  • Independent living units punch list underway in some units.  They are within 1 month of pre-punch list for the memory care units.
  • Corridor finishes start completion this week. Amenities areas are in finish stages (cabinets, flooring).
  • The cottage units within the main building have drywall installation and taping in progress. Finishes to start by end of February.
  • Temporary heaters will remain in place through the winter, although though heating systems will start being turned on in February and tested thru May.
  • Fire alarm installation continuing and will be tested February - April.
  • Manpower onsite is approximately 150 currently and will be maintained between 120-180 thru April. Manpower will wane in May.
  • Exterior hardscaping work including pergolas, sidewalks, etc. is mostly suspended and will resume in late March and continue through May.
  • Punchlist process has started and will continue into the late Spring/summer.
  • Model units are complete and showings have begun for prospective residents.
